CIM threatened with Gas Shut Off For Failure to Pay

CIM dubbed by may tenants of their properties as, Hollywood’s biggest slumlord has done it again.

On June 9, 2011 tenants of the Hudson Hollywood apartments were greeted with signs placed at the the front and rear doors saying the gas for the building would be shut off any day now. The notices were placed by the gas company for failure to pay over a thousand dollars in back payments (over 5 months of unpaid bills)

This is a serious problem for tenants as the building supplied gas service is what provides tenants with hot water for showers, dishes, and laundry.

A quick call to the gas company confirmed CIM’s failure to pay on account # 05017882670, as well as the scheduled cut-off date. (more…)

LAHD Sworn Affidavit Confirms CIM Slumlord Status @ Hudson Hollywood Apartments

CIM, the owner and management company for the Hudson Hollywood apartments has been labeled a Slumlord many times over through-out Los Ageles County. Below is a sworn affidavit from Los Angeles Housing Department inspector Woody Woodmany which outlines CIM’s persistent failure to respond and remedy housing code violations originally reported over a year earlier.

Violations that directly affected the habitability of the apartment, which was deemed by LAHD to create an uninhabitable sanitary condition for the tenants. The Hudson apartments was subsequently placed into the [REAP] program bringing the apartment under direct supervision of the housing authority of Los Angeles.
CIM is notorious for for using their clout and position with elected officials (such as city counsel president and district representative Eric Garcetti) to skirt tenant rights and city code.

Woman Murdered at Hudson Hollywood Apartments

It is a very sad time at the Hudson apartments following the murder of a beloved tenant and civil rights activist Enedine Vigil.

After hundreds of complains had been lodged to management (CIM) by Ms. Vigil in regards to her safety on the property, she was planning to move out in the spring. Unfortunately her dreams were cut short, as she was murdered in the early morning on January 4th, 2011 in the hallway just outside of her apartment at the Hudson Hollywood apartments.

CIM GROUP (Hudson Property Management) is so insensitive, that they continue to throw in the garbage (literally) the memorial poster (seen above) in the trash, when it is placed in the common area by other tenants still mourning this tragic event. CIM Group intentions and motivations are clear, and they should be ashamed of themselves.

Drain Fly Infestation: The Hudson Apartments (Hillview Hollywood)

Since these flies often originate in unsanitary conditions, there is the possibility of disease transmission that can affect human health.

Hollywood Hudson Bug Infestation

Drain flies (also known as “moth flies” or “filter flies”) are a common nuisance in/around homes and commercial buildings, including sewage treatment plants. Adult flies may become so numerous indoors that they congregate at windows, around light fixtures, and around showers, bathtubs, sinks and floor drains. They can annoy people sitting indoors or outdoors. Since these flies often originate in unsanitary conditions, there is the possibility of disease transmission that can affect human health.

Adult drain flies are small (1/6 to 1/5 inch long), fuzzy, dark colored insects with the body and wings densely covered with hairs. Their wings appear large for their body, are held roof-like over the body when at rest, giving them a mothlike appearance. They are weak fliers and fly only a few feet at a time. Larvae are legless, about 3/8 inch long, wormlike and gray, with both ends somewhat darker. (more…)

Joi Davis & IPS Committing Felony Pimping @ Hillview Hollywood?

In regards to the explosive report about a prostitute operating out of the Hollywood Hillview apartments. It seems under the circumstances Malika Joi Davis and/or IPS might be committing the crime of pandering. According to the California Penal Code:

California Penal Code 266h — Pimping and pimping a minor; punishment. (“(a) Except as provided in subdivision (b), any person who, knowing another person is a prostitute, lives or derives support or maintenance in whole or in part from the earnings or proceeds of the person’s prostitution, or from money loaned or advanced to or charged against that person by any keeper or manager or inmate of a house or other place where prostitution is practiced or allowed, or who solicits or receives compensation for soliciting for the person, is guilty of pimping, a felony, and shall be punishable by imprisonment in the state prison for three, four, or six years.

Noise Nuisance & Habitability Issues – Hudson Hollywood Apartments

The attached information has been complied for anyone who feels their tenant rights are being violated by the current management (IPS) after their take-over of the Hillview Hudson Hollywood.

Many of you have not received double pane windows to correct the noise problem from Jane’s House as promised, and have every right to receive them. By completing the attached Habitability Checklist, your concerns will be reported to the Los Angeles Building Inspector who will take action to ensure that any problems with your apartment are corrected. There may also be other problems with your apartment that you may have assumed were your responsibility, when in actuality it is management’s responsibility to ensure that you are paying for an apartment that is habitable as defined by the law.

Please complete the attached Habitability Checklist and return it to the LA Building Inspector. Be sure to include the names of each tenant, address and sign the form before returning it. All copies of Uninhabitable Conditions Checklists will be provided to each tenant for their court date in the event they would like to proceed with a small claims lawsuit against IPS. (more…)

Hudson Hollywood / Janes House Noise Nuisance Issue

Regarding the ongoing aggravated noise nuisance from Jane’s House Nightclub (4 nights per week since 4/1/09)

According to Officer Ruisett there have been numerous noise complaints against Jane’s House nightclub dating back to April of last year. At that time, he had been dealing with Mia the previous building manager who had established open lines of communication and had a mutual goal of having the nightclub closed down.

Since Mia’s departure in November of 2009, Officer Ruisett has had no communication with Hollywood Hillview Management other than on two occasions. Based on the number of complaints against Jane’s House, Officer Ruisett reached out to Joi Davis who assumed the position of Hollywood Hillview Building Manager in November of 2009, to establish a system for documenting the noise complaints, he even gave her his cell phone number. Is Robert Warren @ IPS Defrauding Hillview Hollywood Tenants?

We have been told by a handful of residents, that they have been told by Joi that she (Joi) would not accept rent payments made out to Hillview Hollywood (or any form thereof) and they needed to instead submit payment to IPS with no mention of Hillview in several instances Joi demanded it in the form of a cashiers check or money order.

The problem with that is that there would not be documented proof that the payment was indeed to the “Historic Hollywood Hillview Operating Account”, as listed above in the example of a REAL canceled rent payment which was made payable to Hillview Hollywood and not IPS.

To the knowledge of the HH tenant forum, no formal or informal notice has been given to tenants which requests a change of payment policy (or any policy changes for that matter).

If you are someone who made payment to IPS and you have the cleared check bearing the endorsement as shown in the picture above. Please review it and verify for us that it was deposited into the account as listed above or if it was credited to another  account.

It would be very damaging to see that it was in fact being deposited into another account and therefore not properly credited to the actual operating account of Hillview suggesting that the bank and courts were being defrauded or even the new owners Blue Valley who had title to Hillview Hollywood transferred to them in February 2010.

It is our belief that something more dubious is at hand here and we will continue to investigate the matter. There must be a reason for the obvious lack of concern by the higher ups involved at every aspect of this temporary receivership.

Below you will find statements from several different tenants who all seem to have the same underlying problem with the new management temporarily placed in the building until a new owner purchases the foreclosure from the bank.

Because manager Joi Davis has a reputation of retaliating against any resident’s who challenges the current incompetents we have removed the names to protect these tenants from unfair and illegal retribution.

If you are a tenant:

Hillview is a RENT CONTROL building. there are limited reasons rent can be increased and ONLY 12 reasons you can be evicted and strict laws regarding what the landlord may and may not do! Report all suspected violations to RENT CONTROL HERE or GOOGLE LOS ANGELES RENT STABILIZATION it’s easy to submit and is a record which is properly investigated since most tenants have little option other than what Joi Davis claims but is never backed up by someone else with authority of this building.

Certified – Hudson Hollywood Apartments Subject to the Los Angeles Rent Stabilization Ordinance (RSO)

After many months of prodding the lackadaisical management at the Hillview Hudson, a notice as finally been posted by the elevators notifying current and future resident’s of their rights under the RSO.

Don’t let management unfairly increase your rent. The law provides for the maximum of a 4% increase, but chances are you are already paying more than the current going rate for apartments at the Hollywood Hillview Hudson Hollywood. Which is 2 free months on already reduced rates for the studio, 1br, and the 2br.

Do your homework and negotiate a fair deal for everyone, it is never nice to find out your neighbor is paying 30% less than you are for the same place. Additionally many of us moved in when their was a restaurant and nightclub available and those have been gone for well over 1 year now.

Please Be aware When Coming and Going From Parking Lot

The problems at the Historic Hillview Hollywood Hudson Hollywood apartments keep getting worse and worse.

As it turns out there was a sexual assault between the Hillview Hudson apartments and the nightclub Janes House. This assault has gone with out an arrest because the cameras at the Hillview were not in working order.

This comes on the heels of a burglary suffered by a tenant whose apartment is located directly beneath one of the NON working security cameras located on the Hillview Hudson property.

Crime is a part of life but what is grossly careless and negligent is that NO notice was given to the tenants of the other 55 apartments in the building.

NO notice asking person to be vigilant when walking from parking lot to building

NO notice that a crime even occurred

NO warning that the security system was not working

NO notice of anything has been given to tenants for the last 3 months

Just last night a woman was almost assaulted while entering the back door for the apartment building

This is highly negligent on the part of current property manager JOI DAVIS of IPS property management.

Hillview Hollywood Hudson Holywood apartments were foreclosed on by the bank in October and since then a mysterious management company that has put JOI DAVIS out as the only person available for contact regarding building isues. The main problem with that is Joi Davis lacks any experience or knowledge to properly handle the job and title of “Property Manager”!

Hollywood Hillview First Floor Apartment Burglarized – Security Cameras Still NOT Working

Resident’s should be a little extra vigilant. Recently an apartment towards the rear of the building was burglarized with some property being stolen. The police were not notified by the manager Joi Davis was in the hopes security camera footage may have caught the crime on tape.

Unfortunately the cameras were not in working order and nothing was captured for investigators. Other than this notice management of Hillview Hollywood have not notified other tenants on the property.
